General

Site Plan Control is an extra layer of control that may be imposed by a Planning Authority when a particular situation or feature requires additional regulation or protection.  Site plan control typically is the result of the submission and approval of another Planning Act application for a specific development proposal.

A common example of when site plan control could be utilized is when the official plan recognizes that a particular natural feature requires recognition and protection and development is being proposed in the immediate area of this natural feature.  In this instance, site plan control would require the land owner to enter into a site plan control agreement with Stone Mills and that agreement would identify the necessary constraints that would be necessary to proect the natural feature while still allowing the development to proceed.
